What our janitorial service includes

Every scope of work is written for your building, but most nightly and weekly contracts cover:

  • Offices and common areas: trash and recycling removal, dusting of reachable surfaces, desk and counter wiping, vacuuming and spot-cleaning carpet, glass and entry doors.
  • Restrooms: cleaning and disinfecting fixtures, partitions and high-touch points; restocking paper and soap; floor mopping.
  • Break rooms and kitchens: counters, sinks, appliance exteriors, tables and floors.
  • Floors: sweeping and damp mopping hard floors, plus scheduled floor care — scrubbing, burnishing, and stripping and waxing.
  • Disinfection: routine disinfection of high-touch surfaces, with electrostatic disinfection available when you need it.
  • Windows: interior glass as part of routine cleaning; window cleaning on a schedule.
  • Day porters: on-site staff during business hours for restrooms, lobbies, spills and conference room resets.

Need more than cleaning? The same contract can include commercial carpet cleaning and building maintenance technicians for electrical, plumbing, mechanical, HVAC and carpentry work.

Buildings we clean

  • Office and multi-tenant buildings — nightly cleaning that stays out of tenants' way, with a consistent standard across every floor.
  • Warehouses and industrial sites — office areas, restrooms and break rooms, plus warehouse floor care.
  • High-tech and campus facilities — crews who follow your site's access and security procedures.
  • Retail — cleaning scheduled before opening or after close so the store is ready for customers.
  • Institutional facilities — schools; state, city and county buildings; and medical offices.

How our janitorial program works

  1. Walkthrough. A WPS manager tours your building, notes traffic, surfaces and problem areas, and asks what your current vendor misses.
  2. Written scope and schedule. You receive a task-by-task cleaning schedule and price — what gets done nightly, weekly and monthly.
  3. Trained crew. Staff are hired through our selection process and trained and tested on standard operating procedures before they work in your building.
  4. Inspections. Supervisors check the work against the scope through our quality assurance and quality control (QA/QC) program.
  5. One point of contact. Questions, add-on requests and emergencies go to one manager, with customer service available around the clock.

Why property managers choose WPS

  • 35+ years of experience in commercial cleaning for office, institutional, high-tech, warehouse and retail buildings.
  • Cleaning and maintenance under one contract, so a leaking faucet or a burned-out light doesn't need a second vendor.
  • No surprises. Detailed schedules and proactive communication mean problems get flagged before your tenants do.
  • Lower supply costs through national purchasing agreements on supplies and equipment.
  • 24/7/365 customer service by phone and email.

Janitorial services FAQ

How often should my office be cleaned? Most offices are cleaned three to five nights a week, with restrooms and break rooms cleaned at every visit. Busy buildings, medical offices and buildings with public traffic usually need nightly service. During the walkthrough we recommend a frequency based on your headcount, traffic and tenant expectations.

Do you clean at night or during the day? Both. Most janitorial work happens after hours so it doesn't disrupt tenants; day porters cover restrooms, lobbies and spills during business hours.

Are your staff trained and screened? Every employee goes through our hiring and selection process and is trained and tested on our standard operating procedures before working in your building. All WPS employees pass a background check.
